Welcome to Luxury Log Home Lodging, LLC!  Our mission is to make your stay in the Hocking Hills the most Luxurious experience available.  We have custom designed all of our properties with your comfort and enjoyment in mind.  Please review our Rental Policies that were created for your protection. 

RESERVATIONS: 
Age Requirement -  You must be at least 25 years old to reserve a property.  The person renting property must be        present during the reservation stay.  The person renting the property is responsible for supervising all guests under the age of 25 years old, at all times. 
Check-In Time:  After 4:00 p.m.
Check-Out Time:  Before 11:00 a.m.

FORMS OF PAYMENT:
Visa, Mastercard, Money Orders, and Certified Funds Checks.  We do not accept personal checks.  You must have a major credit card to make a reservation. This Credit Card will be kept on file, in the event there are any damages or extensive cleaning that is required.

PAYMENT REQUIREMENTS:
Half of the Total Amount due is required at the time the reservation is made and the remaining balance is due 30 Days Prior to your scheduled arrival date. Reservations made within 30 days of scheduled arrival will be billed the full amount at the time the reservation is made.

DAMAGE FEE:
A refundable damage fee deposit of $300.00 will be included in your total, for parties of 10 persons or less. 
A refundable damage fee deposit of $1,000.00 will be included in your total, for parties of 11 persons or more.  The damage fee deposit will be in the form of a certified check that is mailed to Luxury Log Home Lodging, LLC and received at least 14 days prior to your arrival. Damage fee deposits may be charged to your credit card on file, upon guest’s request, but till be charged a $30.00 processing fee.  Upon refund of a damage fee deposit that was charged to a credit card, guest will be refunded the deposit minus the processing fee, within 5-7 days – provided there are no damages.  All funds received by Luxury Log Home Lodging, LLC may be used immediately upon receipt of such funds.

CANCELLATIONS:
ALL Cancellations will be charged a $100.00 processing fee.  Cancellations requested 30 days or more from your scheduled arrival date are refunded at 100% of the total amount due, minus the $100.00 processing fee.  Cancellations requested 29 days to 14 days prior to your scheduled arrival date are refunded at 50% of the total amount due, minus the $100.00 processing fee.  Cancellations requested 13 days or less, prior to your scheduled arrival, will forfeit 100% of the total amount due.  NO Exceptions.

LIABILITY:
The renter agrees to assume all responsibility for any accidents, damage, injury or death (including those of the renter’s guests).  The owner, agent, and their contractors shall not be held liable or responsible for such injury, accidents or death the renter assumes.  Risks involved with use of the hot tub, pond, pool, or any other items or areas on or around the property including, but not limited to:  hiking trails and rock ledges.  Renter agrees to hold harmless and release liability from owner, agent and contractors.

MINIMUM NIGHT STAY REQUIREMENTS:
All reservations are a 2-Night minimum stay, Except for the listed Holidays: New Years, Easter, Memorial Day, July 4th, Labor Day, Thanksgiving and Christmas.  All Holiday stays require a 3-Night minimum stay.

RATES:
Nightly rates are determined per lodge.  Week end rates apply for Thursday, Friday, Saturday and Sunday stays.

REFUNDS:
Refunds for cancellations and damage fees are as above.  During your stay we will make every attempt to remedy any issues that may need repaired or corrected, within our control.  However, we will not issue any refunds for power outages, inclement weather, malfunction of mechanical equipment or conveniences including, but not limited to:  hot tubs, televisions, satellite service or appliances.  No refunds will be issued for early departures.  

OCCUPANCY:
The Renter is required to provide the accurate number of guests prior to check in.  No additional day or night time guests are permitted, unless prior approval is obtained.  If any additional guests are discovered, there will be a $50.00 per person fee, charged to the card on file.  Absolutely no college parties or prom parties etc. are allowed.  We reserve the right to check the property during your stay and if any types of these events are discovered, renter and guests may be requested to leave without a refund.  All of our properties are designed for your quiet, relaxation.  We enforce QUIET TIME 10 p.m. to 8 a.m.  Luxury Log Home Lodging, LLC reserves the right to move your reservations to another property, of comparable status, if deemed necessary.

SEASONAL INSECTS AND PESTS:
We take great precautions to control seasonal insects, in and around the properties.  All properties are professionally treated on a regular basis.  Therefore, we do not give refunds for the presence of seasonal pests.

SMOKING
Smoking is not permitted inside any of our properties.  There will be a $250.00 charge, may be charged to the card on file, if there is evidence of smoking inside the property.  Please dispose of cigarette butts in proper receptacles and not on the ground.
Hunting/ATVs/Firearms/Fireworks-  Prohibited!

THERAPEUTIC SPAS (HOT TUBS):
Out spas are cleaned and sanitized thoroughly between renters.  Due to cleaning and servicing, the spa may not always be at the full temperature upon your arrival and may require additional time to heat to the recommended 104 degrees.  Adding bubbles, oils or additives to the spa is prohibited.  All children must be supervised, by an adult, when using the spa and the surrounding area.  DO NOT

SIT OR STAND ON THE SPA COVER:
If the cover is damaged, there will be a $500.00 replacement fee.  Spas that are found to require excess cleaning, due to misuse, may be subject to a $150.00 cleaning fee.  We are not responsible for any allergic reactions to the chemicals in the spas or pools.
Damages-  In the event of damages or extra cleaning requirements created by the reserving party or their guests, the reserving party will be charged accordingly.  The charges will be applied to the credit card on file.  Reserving party agrees to take full responsibility for any and all damages, accidents, injuries or death of persons or properties that may result in or around the properties.  The reserving party assumes all responsibility and charges incurred and damages to the structure, property and or it’s contents caused by the reserving party or their guests.

ACCESSIBILITY:
During the winter months a 4-wheel drive vehicle is recommended.  Because of the scenic locations of our properties, cell phone service is not guaranteed.

PETS:
Pets are NOT permitted – If evidence of a pet is found, renter will be charged a $300.00 cleaning fee, may be charged to the credit card on file.

FIREPLACES:
Indoor fireplaces are not to be used during the months of May through September.  Cutting of wood on the property is prohibited.

MOVED FURNITURE:
Furniture that has been moved by guests must be returned to it’s original location.  Failure to return furniture will result in a $200.00 moving fee.  Moving fee may be billed to the credit card on file.  Pool tables are NEVER to be moved.  If they are or if there is evidence that an attempt to move the table has been made, there will be a $1,000.00 fee, charged to the card on file.

OUTDOOR GRILLS:
Outdoor Grills require charcoal, unless otherwise specified.  Charcoal is not provided.

SUPPLIES AND LINENS:
Bath towels and bed linens are provided, along with kitchenware and utensils.  We supply a reasonable amount of paper products and trash bags.  Guests may wish to bring additional items.

GENERAL HOUSEKEEPING:
Please place TRASH in the outdoor containers that are provided.  Please assure the lid is closed. 
SOILED LAUNDRY- Please place soiled laundry in the receptacles that are provided.
DOORS & WINDOWS – Please assure that all doors and windows are locked. 
KEYS – Please return keys to the lockbox, at check out.  Lost keys will result in a charge of $25.00, may be charged to credit card on file.
DISHES -  Please assure that all dishes are clean and returned to their proper locations.
